Double room in spacious house near Five Ways

I’m generally only responding to people with profiles. Sorry if that’s a hassle and apologies if I don’t get back to you. Interest has been off the charts.

There are three rooms in total, one currently up for rent. This is a small double with a bathroom opposite that, while not technically an en-suite, would be for the primary use the occupant of that room. This small furnished double is up for £625/month. The other room is a large double for £700/month all inc though currently occupied. The rooms are fully furnished though I can stash the furniture in the loft if preferred.

The house is detached and technically a 4 bed on the Hollingbury Dip, close to Five Ways and 10 mins walk from London Road station. The 4th room is a handy spot to dry clothes etc. All bills included.

I am a live-in landlord and an event professional working on a variety of festivals, gigs and commercial events.
The house is in good decorative order and all the appliances are in good nick. Downstairs has all new wooden floors and upstairs has all new luxurious carpets.
We have a fast fibre internet connection, Netflix, a giant American style fridge freezer, dishwasher, large flatscreen TV, projector and drop down screen, storage space in the loft, a bathroom, separate shower room (2 loos) and a pleasant West facing garden with furniture.

We don't really party in the house often but the occasional birthday bash or special occasion doesn’t slip by unnoticed. There is a catflap and a cat. Cats are very welcome, less keen on dogs at the mo.


There are many musical instruments about the house (always used considerately) and there is also a soundproofed music room downstairs, so the room would suit a musician.
There's usually parking spaces outside the house or nearby and we're just seconds from a bus stop (No.50). Alternatively 5-Ways is a stone’s throw away, where the 26 and 46 stop. There's a post office, convenience store, off-licence, Chinese and fish & chip shop all seconds from the door, with a Co-op, HSBC, green grocers, hairdressers, bakery, Italian, tap room, eco refill shop and more just minutes away at Five Ways.

All bills are included and the deposit is just one month's rent.
