*A guarantor is required to demonstrate that they are in a financial position to pay the individual tenant's rent in addition to their own financial commitments should the tenant default.

If you do not have a UK guarantor 6 months rental in advance is required and the second 6 months payment is due in January 2021.

A holding fee of £130 is required to secure the property whilst the necessary checks are carried out.
If the application is successful the holding fee will be deducted from the first months rent and is not an additional cost.

However should the application not proceed the holding fee is non refundable.

The security deposit is £575 per person and is payable with the first month's rental of £370 (£500 - £130)

Individual payments are accepted for the first month to give you time to set up a joint house account.

A few rules:

No Pets of any kind.
No smoking is an absolute and smokers must go outside.
Single occupancy for each room.
Maximum 6 tenants.

The property should be kept in a clean condition and to support you we provide a regular cleaner
(usually two hours on a Monday morning) for the communal zones.

The rental cannot be paid individually if paying monthly so must be collected by the lead tenant and paid in one payment.
The house is not let to individuals but to a group of students or professionals on one tenancy agreement.
If you are all students you will be exempt from paying council tax, if you are professionals you will be liable for the council tax.

Calender month means 12 payments per year.
Confusion can be caused by working out weekly rents on the basis of 4 weeks equals a month which of course would only total 48 weeks instead of 52.

So a calender months rent x 12 and then divided by 52 will give the weekly total rent. Divided by 6 gives the weekly rent per person.
