- Cleaner Every Week, (except when she is on holiday) provided free of charge, as an extra benefit to help create a great home (your bedroom, bathroom and the entire house).

- Shared access to - Large kitchen diner with microwave, gas double oven, gas hob, washing machine, dishwasher, fridge freezer, double air fryer + Lounge with 3 electric recliner leather seats, big screen, smart, Ultra HD TV with Freeview and Amazon + Garage storage.

- Very Fast Wi-Fi coverage throughout the house.

- All crockery, cutlery, pots, pans, etc are provided.

- North harbour water 50 metres away + Bars / restaurants / shops 300 metres away + Beach 300 metres away.

- Shared off street parking on a driveway and on street spaces available.

- Bedroom - Double size bed. Chest of drawers. Built in wardrobe. TV point (with free view). Desk and chair.

- I have had several housemates over the last 15 years and always make it very clear that you are renting a space in a home, not just a room....

- Sorry - No Pets, Couples or Children. - To be fair to all, an adult guest is welcome to stay over 2 nights a week.

- No smoking in the house.

- As this property is of a high quality and comparative low price, I am always inundated with requests to view and then move in. Please therefore note that the first 3 suitable applicants, will be allocated a mutually convenient viewing time. - To be a suitable applicant (before viewing), please confirm that you have read and understood the entire advert (location, dates, length of stay, etc). Once you confirm this, I will send you 4 draft documents via email to read and aprove, (Tenancy agreement, Deposit receipt, Inventory and Home information).

- Please note that the following is the process that we will take if we both decide to proceed after the viewing, all via email and ASAP please. It is a bit laborious, but essential to comply with both the Insurance company rules and Government regulations. If a potential landlord does not require these and / or not provide what I do, then I strongly suggest that you walk away, as they might not be fully insured or in compliance with the law.

- Please provide photos of 2 valid forms of identification + A simple (signed and dated) reference letter from your employer or if you are self employed / retired, then both a (signed and dated) personal reference letter and 6 months bank statements showing your income. + A clean (free via Experian or Clear Score), credit check showing no satisfied or outstanding CCJs in the last three years.

- Once I have confirmed receipt of these, I will then ask you for your deposit (which I will confirm receipt of with a signed document).

- 5 working days before you move in, please send your first months rent (which I will confirm receipt of), then I will update the previously sent draft documents, sign them and send to you for you to electronically sign.

- After moving in, I will put your deposit into the government backed scheme and you will get paperwork from both them and I. + I will also email you a copy of the Gas Safety Certificate and Energy Performance Certificate.
