Size of room if daybed used

We have a lovely annex available with it's own front door access and own bathroom (photos of room taken at night but really light and bright in the daytime). Shared kitchen, utility room and living area.
Comes with option of furnished or unfurnished both with bills included.
£850pm - unfurnished. (Including bedside table and mattress if required)
£900pm - furnished with bed, mattress and side tables and clothing storage

The room works well set up with a king-size bed, but there is also the option of a day bed that can be turned into a sofa in the daytime and double bed at nighttime, providing space for a desk.
If wanted furnished I'd be happy to accommodate whatever works for the tenant.

At the minute, I'm unable to accept pets, as my room mate is allergic, but would be open to them in the future if this were no longer an issue.

There is a communal garden with decking and patio area.

We are also in the process of building a small kitchenette in the annex so eventually the tenant would have their own cooking space included.
