Double Room in Clive Vale (Females only)

I am a female looking for a friendly, tidy full time working female lodger to share my home with myself and my other female lodger. You will need to be child friendly as I sometimes look after my young grandchildren; aged 4 and 10 years. I therefore don’t take anyone working from home or who works nights. I also do not accept couples, males or pets.

The room is in a detached house in a quiet road in Clive Vale. It is a 10 minute drive to the Conquest Hospital and a 20 minute walk to the Old Town. It is very convenient for local shops, doctors, pharmacy, launderette and post office and is near to bus routes. There is free on road parking.

The room is situated on the ground floor at the front of the house. It is fully furnished with a double bed , a wardrobe, various chest of drawers, a 40" Smart television and a long mirror. There is a wash basin in the room. The room has blackout curtains and wooden blinds. Bedding can be included if required.

There is a large shared kitchen/diner, a utility room with a washing machine and another utility area with a fridge for your use only and a drawer available in a shared freezer. On the ground floor, there is a shower room with a separate toilet; the shower would be used by yourself and my other female lodger.

The house has central heating and unlimited fibre internet. Council tax is included in the price as is all cleaning products (not laundry detergent) and toilet paper. There is use of the garden and patio area.

I take in short term students (3 to 4 days at a time). Their bedrooms are upstairs and they use the bathroom upstairs with myself. I also take in Airbnb guests. They also use the bedrooms upstairs although I do have one room downstairs; they would have the choice of either bathrooms.

Smoking is only allowed outside. I would require a work and previous landlord/character reference and a deposit of £400 please.
