Shared Tenancy Take Over - Long Term

The person I have a tenancy with is moving abroad, so I am looking for somebody to take over his share of the tenancy.
This will be done through and estate agent. (legal forms)
after that we deal directly with landlord

The room on offer is bedroom 2 with the upstairs bathroom.
I have bedroom 1 and the downstairs bathroom/ guest bathroom.

The house is furnished but some things will change

I am looking a tidy person of sober habits

About me: I am a divorced dad, work as a vehicle technician 5 days per week. I am normally out with my kids at the weekend and occasionally at the house for a meal or a BBQ or some board games.
Mostly an outdoors person but the rain and cold does put a damper on things. The children will occasionally have a sleep over. I consider them to be well behaved

Quiet, residential neighbourhood on the outskirts of Hove, close to the A23/A27

I think the floor plan speaks for its self The living room and dining room stretches the depth of the house with a sunny east to west orientation with open plan kitchen.

Outside, the rear garden has a patio and a bbq area with some outside furnishings which will be renewed soon
and the location is great with minimal traffic

Currently the room is unfurnished

Earnings need to be around 32k per annum.
