Bright and spacious dble room in fab Kemptown hse

The room

I'm looking for a new housemate for a double room in a beautiful Victorian house in Kemptown. It's the main bedroom of the house with a big bay window, so it's nice and light. The room is unfurnished, but the rest of the house is furnished with all mod cons. The room had a new carpet fitted last year (not shown in the photo).

The house has a large open-plan living room/dining room, decorated in style in keeping with the period of the house with a few quirky surprises, and it's really cosy, especially if the open fire is lit. There's a back garden that's a sun trap in the summer, a new kitchen with dishwasher and washing machine, and a bathroom (of course!) with bath and shower. Gas central heating, fast fibre-optic broadband.

The house has three bedrooms in total, but most of the time you'll just be sharing it with one other person (the house, that is, not the room!). The third bedroom is occupied on average one weekend a month, and is otherwise usable as a spare room for visitors. The other full-time occupant of the house is a friendly and fun-loving but professional and generally healthy-living 38-year-old gay guy - so if you've got a balance of serious and fun you'll fit in. Expect the occasional all-night party, but not too often, maybe 3 times a year.

Ideally you'll want to be sociable and be at home in the whole house rather than using the room like a bedsit. I hardly watch any TV but there's a projector for watching films, and sharing meals sometimes is good.
