Shared kitchen with dishwasher, washing machine, heat-pump tumble drier, induction hob, oven, air-fryer, toaster, microwave and fridge-freezer.

Pleasantly re-decorated, shared bathroom with separate, quadrant shower cubicle.

Lovely large garden with plenty of seating on patio for outside dining. Stunning views of the South Downs.

Peaceful, popular neighbourhood. Most neighbours have enjoyed living here for many years and for good reason! Free on-street parking. Excellent access to A23 (for London, Gatwick and Heathrow) and to the Brighton by-pass, (both 1.5 miles away).

Preston Park train station is 1 mile away. On good bus route to Sussex University and Brighton University campuses at Falmer (4 miles away) and to the city centre/The Lanes (3 miles away). Royal Sussex County Hospital is 3.7 miles away. Brighton beach is 3 miles away. The beautiful South Downs are 2 miles away.

Closest supermarkets are Sainsbury’ Local (0.5 miles away), M&S Simply Food and Asda (both 1.5 miles away in Hollingbury) and Aldi (2.5 miles away). Local coffee shop/Post Office is 0.4 mile away.

I run my education business full-time from home and have done so for over 10 years. I am kind, friendly, respectful, reliable, hard-working and relatively quiet. I try to be proactive, have an enquiring mind and a good sense of humour.

I am an empty-nester! Consequently, I have a spare room which I would like someone to benefit from. Lodgers have enjoyed staying here for a total of 10 years; each staying for an average of 12 months.

Single occupancy only for someone who I hope will enjoy living here, with a view to staying for approximately 6 months or longer. Either a working professional or a post-graduate student, aged 25 or over. Financially reliable, clean, tidy, respectful, considerate, friendly (including cat-friendly!), relatively quiet.
