I’m looking for a working professional who values their own space and independence, but doesn’t necessarily want to pay the full cost of renting a one-bedroom flat.

The living arrangement

I’m a live-in landlord, but my main home is in London. I work in Hastings Tuesday to Thursday, so I’m typically only at the property on Tuesday and Wednesday evenings, heading back to London on Thursday. I also occasionally return at weekends to visit friends and family.

This means you’ll have the house largely to yourself for around 80% of the time, with plenty of privacy and the freedom to feel at home.

The accommodation

You’ll have your own double bedroom and a separate living room for your use, giving you much more space than a typical house share.

The property also benefits from:

* A large outdoor decking area of over 30m², ideal for relaxing or entertaining.
* An additional small courtyard.
* A mostly furnished house, so there’s very little you’ll need to bring.
* A fantastic location, just 2 minutes’ walk from St Leonards Warrior Square station and the bars, restaurants and nightlife of St Leonards.
* The seafront is only a 5-minute walk away.

You’ll need to provide your own bed and potentially some kitchenware, but otherwise the house is already furnished and equipped.

Who I’m looking for

Ideally, I’m looking for a friendly, tidy and considerate professional who wants a comfortable home with plenty of independence.

The arrangement would particularly suit someone who enjoys having their own space, rather than a traditional house share where everyone is around all the time.

The rent reflects the additional privacy, space and the fact that you’ll effectively have most of the property to yourself for the majority of the week.

I’m keen for whoever moves in to feel genuinely at home, rather than like they’re just renting a room in someone else’s house.

Adjustment to £1000 for a couple.
