Property Info:
A bright and spacious en-suit double room is available in a well-maintained, newly built 6-bedroom house. The property features two communal bathrooms and one downstairs WC, a fully equipped kitchen, and a comfortable dining area. To ensure a comfortable living environment, the house is limited to a maximum of six tenants, helping to prevent overcrowding. With 2 bathrooms and downstairs WC, you’ll experience minimal inconvenience during busy times, plus this room comes with its own bathroom.

This property is owned by a couple from Bengal who are part-time live-in landlords we occupy a room in ground floor, we occasionally stay-over, we keep communal areas of the property clean. But we expect all tenants cleans after themselves on every mess they make. A comprehensive tenancy agreement is in place which must be followed.

Location: The property is ideally situated just 0.6 miles (a 10–12 minute walk) from Braintree Freeport Station and approximately 0.9 miles (17–20 minutes’ walk) from Braintree Town Station. Nearby is the popular Freeport Braintree Outlet Village, home to over 85 designer and high street brands, along with a range of restaurants, entertainment venues, and a cinema.

About the Room and House:
Fully furnished En-suit double rooms with king size bed, storage under the bed.
All bills included: Electricity, Water, Internet, TV Licence, General Maintenance, and Cleaning of Communal Areas.
Landlord will supply - Greaseproof papers, tin foils, washing-up liquid, brush, dish sponge, and stainless steel scourer to help keep the kitchen clean & organised.
Landlords pots and pan can be used on new move but tenants must buy their own kitchenware within first week of moving in.

Ideal Tenant: I’m seeking a clean, respectful, and considerate working professional (I am not taking in Self Employed people at this stage) who takes pride in maintaining shared spaces. If you expect others to clean up after themselves, the same is expected of you. That means wiping down kitchen surfaces, sinks, bathtubs, shower trays, and toilets after use. Storing away pots, pans and cutleries after use. A house share can be enjoyable when housemates are mindful and responsible—but it can be chaotic when housemates don't or stop following the agreed terms that they've signed in for.

Senior students may be considered, provided they can supply a reference from a course tutor and have a guarantor willing to sign a rent default agreement.

There is a Tenancy agreement in place to keep this shared house clean, organised and in civil order. If you are not accustomed to house rules please don’t bother as viewing will be a waste of time. Furthermore,
I am not interested in housing:
Individuals who hold discriminatory views toward other races or cultures.
Those who believe that people from other ethnic backgrounds born here do not belong here.
Anyone with a criminal record.
Individuals who are aggressive or easily offended.
Those unable to provide references from their employer or previous landlords.
Rowdy couples definite a no.

Requirements:
Proof of employment employer reference. A reference from your previous landlord is also required. If you’ve been living with your parents or relative, they may provide a written statement confirming this arrangement.

For students: academic reference and guarantor.

I have one non-Electric car-parking space available for £60 extra PCM separate from rent.
