Hi! I'm looking to rent out a double bedroom in my quiet house, which is in a lovely neighbourhood and backs onto Castle Park.

£675 per month, bills included.

This is an initial 6-month agreement, with the possibility of extending it depending on circumstances at the time.

The rent is below the going rate for similar rooms locally, reflecting the house rules and the more private lodging arrangement I’m looking to offer.

I don’t allow lodgers to have their own visitors or overnight guests, although I do have my own friends and family over from time to time.

About you:
I'm looking for a like-minded professional female lodger who is respectful of other people and their belongings, and who is looking for a homely, friendly and happy living environment.

This is not a party house, but I am sociable. Your space and privacy are a given, as is a home that you can relax in. But equally if you fancy it, I'm up for a glass of wine/cuppa and a natter.

About me:
I’m self-employed and work from home running my creative business, which takes up a lot of my time. When I'm not working I like to go to gigs (comedy and music), cinema, galleries, to go for walks, beach trips etc. I'm not a night owl or a party animal so I'm looking for a chilled out lodger with a similar vibe that wants a cosy, clean and calm home.

I generally ask that noise is kept to a minimum between 10pm and 7am when I live with others, so that we can both enjoy a peaceful home.


Your room
The room is furnished with a double bed, chest of drawers, bedside table, triple wardrobe, and chair. There is potentially space for a small desk or another chest of drawers where the chair is currently. The room has a large window that lets in lots of natural light and overlooks the beautiful Castle Park.

Location:
The house is very central. It takes 10 mins to walk to the city centre, 5 minutes to walk to Leisure World (Gym, Spa, sports hall, swimming pool) and about 20 mins to walk to North Station which has direct trains to London. The house is right next to Castle Park, so you have lovely walks and cycle routes quite literally on your doorstep. I absolutely love living here, the perks of the city close by, but a lovely friendly and quiet neighbourhood. Your nearest supermarkets are Waitrose, Lidl and Aldi (just around the corner) - then you've got Tesco (8min drive) and Asda Superstores (9min drive).

Communal:

Kitchen/ Diner
The kitchen has a large dining table, a range cooker, washing machine, microwave, kettle, and a back door that leads out to the patio and back garden. As a lodger, you would have a fridge freezer all to yourself and would need to provide your own crockery/cooking utensils/pots and pans etc. You would have 3 cupboards to store your food and crockery as well as your own cutlery drawer.

Living room
This is a lovely light and airy room, with a big window to the front and double doors out on to the back garden (which gets the sun all day!). There is a large corner sofa (and a doggy bed) in this room, a large smart TV, and Sky fibre broadband. There is another (smaller) dining table in this room so there is always space at meal time.

Downstairs toilet and sink.

Upstairs bathroom with bath, walk-in shower, toilet and sink.

Rent & Bills:
The rent would cover your room and communal use of the living room, kitchen/diner, downstairs cloakroom, upstairs bathroom, garden and a designated off-road parking space. Please note, whilst you have the storage mentioned in the kitchen, there is no additional storage space in the house.

Other bits and bobs:
The house is strictly no-smoking and I have a dog. She is very friendly, and whilst she is a breed that doesn't shed fur, she does expect regular cuddles. So your clothes will be fur free, but you'll need to be ok with her loitering nearby, hoping for a cuddle!

This house is my home and I love having a calm, clean and uncluttered space. I'd be looking to share with someone that likes the same.

My attitude is, if you make a mess, tidy it up and keep the house clean and tidy as you go along. For kitchen and bathroom cleaning there is a shared rota where we would take it in turn to clean.
