A room is available to rent in Wivenhoe, central location, very close to Co-op & bus stop, 10 minutes walk to Wivenhoe train station, 25 minutes walk to the University. The owner (male) spends 50% of the time working and living abroad, returning to the UK around every 6-8 weeks, for 6-8 weeks at a time. There is one other tenant (female) who will be moving into the room this month.

The house has three bedrooms, two bathrooms, two living areas, kitchen, a paved outdoor area with a garden and a lovely cat.

The rent is £450 per month + 1/3 of the gas/electricity (over winter is approximately £60).

There is a smart metre and Google nest which will help manage the energy efficiently.

The room is available from today.

Smoking is ok outside. No smoking indoors.

The room includes:

* desk and chair

The price includes:
* a weekly cleaner
* unlimited broadband
* all other bills excluding gas/electricity (including council tax)
