Looking for 1 flatmate

Hi everyone,
I’m looking for someone to share my cozy flat in Leuchars for next year, from early September.

The Flat:

-Two-bedroom flat with a shared living room, fully equipped kitchen, and a bathroom (bath, shower, and toilet).
-Access to a garden and bike storage in the hall.
-Lovely views of the crops and forest from all windows.

The Details:

-Rent: £550 per month.
-Additional costs for electricity and gas. To give you an idea, winter bills were around £90 per person (with heating on for two hours morning and evening, and longer on weekends).
-WiFi: Shared with the landlord for approximately £10 per month per person.
-You’ll have a tenant contract and a one-month rent deposit will be required.
-References required

The Living Situation:

-The room is fully furnished.
-You’ll share the flat with a 35-year-old female (myself) PhD student at the University of St Andrews.

The Area:

-Conveniently located: Bus stop to St Andrews in front of the house (buses every 10 minutes).
-Small SPAR nearby.
-10-minute walk to the train station.
