Double room available

My current lodger can leave bed frame and chest of drawers if required. I have been here over 7 years. He is moving out after 2.5 years and I am looking for another down to earth professional to move in. Double room with big built in cupboard/wardrobe. This is a sublet with consent so your ID will need to be provided to my landlady. No deposit and rent includes all bills and council tax. Payable monthly in advance.

I have 2 female cats, and they have a catio! 1 additional cat would be fine provided they get on.
Easy access to Yate and Bristol.
Flat has shower room and large fully equipped kitchen with 2 fridges. Also front room which is next to paint!
GSH and combi boiler so hot water whenever needed.
About to repaint throughout the main areas of the flat. No garden but plenty of outside space nearby.
Don't mind some occasional working from home but not full time please.
420 friendly although happy to keep all communal areas non smoking.
