Placed in a nice central yet quiet location of Yate, removed from the main road by an alley.

The room is furnished with: Double sized bed, mattress, two large wardrobes, table, chair, internet access via WiFi (hardline possible), fresh air and silence. Other or more things are negotiable as needed.

Note that this is a 3-bedroom house with actual garden, and not a 2-bedroom converted to 4 on a busy street (been there!)

Apart from the bedroom (exclusive use) itself, there is (for sharing):
* a kitchen,
* storage room
* living room (reserved as a quiet work/study area),
* bathroom with an actual bath,
* small conservatory (laundry/drying) and a shed for storage and hobby work.
* washing machine, e. t. c.

Then, there is a large, relaxing garden, green all around.

There is a safe car parking space right next to the house's main entrance.

Clean air and quiet. Plenty of birds to look at. The garden gets visited by squirrels, hedgehogs, and occasional fox.

Pets will be considered. If you live with a pet, please bring it to the viewing so we can make friends.

This room is possibly too small for a couple ... unless you are like the last couple that stayed with me for 2+ years :-) if you are a couple, there will be a small surcharge.

- Yate train station - 10 minutes. The train takes 16 minutes to Bristol Temple Meads. Recommended.
- Bus station 'Longs Drive'- 5 minutes. Buses to Bristol City Centre: Y1, Y2, Y3, Y4, Y6. The bus takes ~40 minutes to Bristol Cabot Circus. Other buses: 84,85,86,202,622, S8A
- Local Tesco Express - 3 minutes
- Local fish and chips shop - 6 minutes
- Large Morrisons - 8 minutes
- Yate Shopping Centre contains all the typical shops of a large shopping centre, including Tesco Extra, cinema, health centre, and many other services - 14min

Note that I (live-in landlord) mostly travel-work so I will be in this house only occasionally. The other tenant works hybrid and he is randomly in or out.

Pets negotiable - call me to discuss details. There are currently no pets here. Please be advised that the conditions would have to be negotiated.

No smoking. It smells bad. Electric cigarettes leave an oil residue on the walls, and clog computer cooling systems, so it's a no-go. Note that smokers will not be accepted for this room -- and ejected if found to smoke -- so please do not bother.

All bills included; 3 months minimum contract — no agency fees. The listed price includes everything as described, and there are no other charges whatsoever.

The house rules are that any consumables (food, cleaning chemicals, e. t. c.) are bought individually by the lodger; I promise to maintain the equipment (washing machine e. t. c.); i also promise that this house stays warm and dry in the winter.

Available now. I am at the location any time from 24th Jun until the deal is made.

The room will be professionally cleaned on 24th Jun so if you come in on Wednesday morning, it might be in-cleaning.

In case of lots of interest (which is usual), the first person that pays for the full first month of rent (no deposit) has the space reserved from the day of payment.
