Room in Barnet, female house, spacious HMO, garden

We have a licensed HMO in Barnet, 5-10 mins to High Barnet tube or New Barnet overground, currently five females living there. There is a double room, first floor, available. There is a double bed, & room is recently decorated. Desk, double bed, chest of drawers & wardrobe, new carpet & mattress. There is a shared lounge with access to the garden and a large kitchen diner, downstairs shower/utility room, downstairs toilet. Full bathroom upstairs too, one room has ensuite (not available), so bathroom & shower shared by five ladies when house is full. Shops very near, plus many bus routes. The house is quite spacious, free parking in the road.
Bills & council tax included not TV licence and Wifi. The ladies organise this themselves with a small charge every month to each tenant. There is a cleaning rota too, for the common areas.

We use an agent to take on our tenancies, this involves
references, and paperwork. We require a months deposit (£725) as well as the first months rent, we initiate a years contract for the room with a six month break clause.
Our agent will do any viewings for us, he is available 9am - 6.30 weekdays, then 10-3 on a Saturday, not on Sundays. These times also include please, no phone calls..
