Two newly refurbished double rooms in our family home, five minutes' walk from Becontree station on the District line.

THE ROOMS
Room 1 - large double on the first floor. Double bed, three-door mirrored wardrobe, chest of drawers, large window, radiator, new laminate flooring. £850 pcm for one person, £950 pcm for a couple.
Room 2 - double on the ground floor, so no stairs to climb. Double bed, tall mirrored wardrobe with full-length hanging and shelving, chest of drawers, new flooring, blind and curtains. £750 pcm.

Both rooms are fully furnished and everything in them is new - the whole house was refurbished recently.

WHAT THE RENT COVERS
Gas, electricity, water, wi-fi and council tax (Band C).

THE HOUSE
Three-bedroom house with a shared kitchen, bathroom and sitting room, a front driveway with off-street parking, and a garden at the back.

WHO YOU WOULD BE LIVING WITH
My wife and I live here with our toddler, so you would need to be comfortable with a small child in the house. I am a live-in landlord, you would be sharing with a family rather than with a group of strangers. We are a Bangladeshi family and a practising Muslim household, and we keep a halal kitchen: no pork is cooked or brought into the house, and we would ask anyone living with us to respect that. Bengali are spoken at home as well as English.

WHO THE ROOMS SUIT
We are looking for a single woman for each room, or a couple for the large room, as we are a family sharing the kitchen and bathroom. No pets. Working professional or student both fine. A month's notice applicable for both parties. References and a Right to Rent check for everyone, and no fees of any kind.

GETTING AROUND
Becontree station is a four minute walk (District line, Zone 5). Whitechapel about 25 minutes, Bank about 35, Westminster about 45. Buses and shops nearby. Off-street parking on the driveway.

THE TERMS
£850 pcm for the large room, or £950 pcm if a couple takes it. £750 pcm for the ground-floor room. Both include all bills. Deposit is one month's rent. Available now. This is a lodger arrangement with a live-in landlord.
