📍 Location

* 8-minute walk to Kingston University Knights Park campus via a shortcut to the main building.
* Bus stops to kingston and surbiton are right outside (K1 & K4).
* Around a 20-minute walk to Kingston town centre.
* Around a 25-minute walk to Surbiton Station.

🏠 The Flat

* Bathroom shared with only one other student.
* The flat stays warm throughout winter, and I adjusted the heating controls so it’s comfortable without excessive energy use.
* Looking for a clean and tidy student to take over the room.

💷 Bills

* Water & Wi-Fi: approximately £25 per month.
* Gas & electricity: around £40 per month in summer and £60 per month in winter.
* Deposit is £850, but for some reason i can’t put the full price on the ad :(

I’m happy to leave some useful items if needed. If you’re a fashion student, I can also leave my sewing machine for you to use during your stay.
