Replacement Tenant for Double Room in New Malden

I am looking for someone to replace me as the fourth tenant in a lovely flat in New Malden. I am moving out and therefore need a replacement tenant so you will be officially signing onto the lease. Due to the new laws introduced there is no fixed term stay so whenever you would like to move out you will just need to give two months notice and find a suitable replacement.
The flat is situated adjacent to New Malden station so easy transport into central via train to Waterloo as well as 213 bus route which goes to Kingston/Sutton and the 131/SL7 bus route a 5 minute walk away.
There are currently three other flatmates, all lovely LGBT people who are all working, no students currently living here.
Rent is £650 excluding bills which amount to around £150 a month (Electricity ~ £50, water ~ £19, WiFi £7.50, council tax band D so around ~55)
I would be looking for someone to move in for the next rental period (June 7th) however this can be moved to July 7th alternatively.
This is my third year living here, I have absolutely loved the flat and the area.
