As a note, the price is with all bills included. We haven’t received the new agreemeng yet so there is a chance the price will go up slightly, but not by much. We estimate between £30 - £40 extra per month (this was the raise last year), just something to keep in mind for your budget.
You will need to pay the following upfront:
- £333 deposit (our deposit is in a protection scheme, this is the amount we all paid each)
- £TBC Rent - Our contract renews 15th July, rent is taken out 1st of each month. I will be paying up until my move out date, the new person will pay the remainder of the month left.

I am sadly moving out of my lovely room in Wembley Park after being here for just over 2 years. I love it but due to personal reasons, i’m moving back in with my family.
The bedroom available is a good size, with built in wardrobe and comes furnished with a king bed and mattress. Hard wood floors and a huge window which brings in so much light.
It’s a spacious and comfortable flat, and i’m looking for someone to join the friendly household and really make it your home and take care of it.
About the flat:
Two working professionals – one in marketing and the other is an artist. Both work from home with the odd day in the office, so they’re comfortable with someone who has a hybrid set up.
There are also multiple spaces to work from home so it never gets crowded. Both of them are so kind, calm, respectful, and easy to live with. We like to spend time catching up in the evenings but are very respectful of privacy if you need them nights/days to yourself.
Their lifestyle: Both social and easy-going, enjoying good conversations, movie nights, and the occasional dinner together.
The home: The house is spacious, with a large living room, a fully equipped kitchen, and a private balcony. The building also comes with a rooftop and shared backyards which are great for BBQ's and socialsing and a fully equipped 24-hour gym included in the price.
What We're Looking For:
Professional: Ideally, you’re also a working professional.
Clean and tidy: We like to keep our shared spaces neat and expect the same from you.
Social and friendly: We’re looking for someone who enjoys a good chat, maybe a shared meal now and then. We want a new flatmate who is open to making 2 new friends. We’re not a party flat, much more chill and like our home to be somewhere we wind down.
Respectful: It’s important to us that you respect everyone’s privacy and personal space.
The Room:
Size: A comfortable, well-lit double bedroom.
Furnished: Comes with a bed, a built-in wardrobe, and a bedside table.
Rent: £1135 per month, including utilities (internet, water, electricity & council tax etc.).
Council Tax Band E
Location: 15 Minute Walk from Wembley Park Underground (Met & Jubilee), 15 Minutes from Wembley Central (Bakerloo & Overground), and right next to Wembley Stadium Station, which takes you into Marylebone in under 20 minutes.
Convenient: Close to public transport, shops, cafes, and parks. A great area for both work and leisure.
