Friendly landlord, but I like to be clear so the arrangement works well for everyone.

• Large room in a spacious flat – single occupancy only.
• Bed included and will remain; other furnishings are negotiable.
• Separate lounge with TV available; so calls and viewing after 8pm here.
• Overnight guests by prior arrangement, limited to once per week.
• Cleaner every two weeks.
• Laundry wash, dry and fold service included.
• Other person is my father who stays for around Five months each year.

• Cafés, restaurants, gyms, library and GP nearby.
• Excellent transport links to the local area and Central London.
• Epping Forest is a 5-minute walk away.
• All bills included.
