Ancoats room available - 5min walk to tram

Hiya, I am leaving my lovely flat (and flatmate!) to move elsewhere as I need a parking space, so I'm looking for someone to take over my room from the 23rd August or within a week or two after.

There's a fridge freezer, a full size dishwasher, and washer/dryer in the flat (with a great storage space), and the room comes with the bed & mattress, bedside table, a chair and a massive wardrobe behind the door. The bathroom pictured is the flat's main bathroom but will be for your own use as my flatmate has an ensuite.

Huge bonus is the private balcony - it's really big, with great views over the city and towards the peaks! Also dead close to New Islington tram stop so easy to get about, although NQ is only a 15min walk and Piccadilly station is about 10mins.

The property is newly decorated and the landlord is great, easily reachable and very responsive if anything needs doing. My flatmate is really easygoing and he typically works from home on occasion. There's not really a huge amount of room for a desk in the flat but I'm office based five days a week so it's never been an issue for me.

Council tax is band C and typically bills are around £150-£170 in addition to the rent (council tax, electricity, water, wifi).
