The third flatmate is staying. He's friendly, clean, respectful and easy to live with. He has his own private bathroom, so the shared bathroom is only between the two available rooms.

📍 Location: Swan Street House, Ancoats, Manchester

📅 Move-in:

Room 1: Available from 28 July (can be flexible)
Room 2: Available from around 30 August (flexible – end of August/beginning of September)

Short term lets considered.

💰 Costs (per room)

* Rent: £749.66/month
* Council tax: £94.33/month (if applicable)
* Water & electricity: approximately £87/month
* Wi-Fi: £10.50/month

Total: approximately £941.49 per month per room (including bills and council tax).
