I've got a lovely flat situated high up, facing south-east with stunning views across the Pennines. It's located in a charming development right on the canal, just a 10-minute walk from Piccadilly Station.

The Room: A small but cosy double room with its own large bathroom featuring both a bathtub and shower. The room includes:

A couple of drawers
Tall window letting in natural light
This room has been used successfully for occasional guests and Airbnb bookings for a long time. As there are 2 bathrooms in the flat, you'll have almost exclusive access to the large guest bathroom; I have my own en-suite.

The kitchen is fully equipped with a pod coffee machine and a rather excessive amount of loose-leaf tea varieties. While there's no balcony, there's a large private communal garden available for use at any time.

Internet & Smart Home Thanks to my business setup, you'll benefit from hyperfast gigabit internet complete with mesh and wired networking. I do have a smart home, but nothing that listens or watches; privacy and security are extremely important to me.

Household Details:

No pets (due to personal allergies, so unfortunately pet-free is preferred)
Flat is kept clean; I employ a cleaner monthly to cover any missed spots, I don't have time for.
Open to male or female tenants; honesty, respectfulness, and flexibility matter most
Sadly, no free parking available. Paid car parking is a couple of minutes away, but bus routes and Metrolink stops are very close. Piccadilly Train Station (with all its connections) is under 10 minutes' walk on foot. Motorbikes and bicycles are welcome and free to park in the development's car park.

Rent All-inclusive price covering rent and all bills. Note: The property is Council Tax Band C.
