I’m looking for a flatmate to share my large two-bedroom apartment in New Islington.

The emphasis is definitely on flatmate. I’m looking for someone who wants their own independence and privacy, but also someone I’ll get to know, catch up with after work, share a bottle of wine and a film with, drag along to a pub quiz, or occasionally head out for drinks with.

I’m 29, LGBTQ+ and work full-time as a corporate creative designer. I’m pretty laid back at home and respectful of shared spaces. I work from home Monday to Friday, so I’m ideally looking for another professional who works away from home most of the week. Occasional WFH is completely fine, around one day a week would be ideal.

The Room

You’ll have a furnished double bedroom with your own private ensuite wet room.

The room comes with:

• Double bed and mattress
• Bedding, although I’m happy to store mine if you have your own
• Large mirrored wardrobes entirely for your use
• Plenty of additional under-bed storage
• Blackout curtains plus sheers for privacy
• Large opening windows with plenty of airflow
• Your own controllable electric radiator
• Private ensuite with rainfall shower
• 1Gb Hyperoptic broadband with strong Wi-Fi throughout

There’s room for a small desk if needed for occasional WFH.

I want the bedroom to feel like yours, so you’re welcome to add your own furniture, TV, artwork etc. If anything needs mounting, I’m happy to help fix it properly rather than covering the walls in adhesive hooks!

Your ensuite is entirely yours. I use the main bathroom, although you’re welcome to use the bath occasionally too.

The Flat

The apartment is around 900 sq ft, so there’s plenty of shared space outside the bedroom.

The main living area is a large open-plan kitchen, dining and lounge space with huge windows and a slightly alternative/eclectic style.

The kitchen is fully equipped and everything is there to be used. There’s a large fridge/freezer, full-size dishwasher, brand-new washer/dryer, air fryer, microwave, ice machine, kettle, toaster and cold brew machine.

The dining table seats eight and I’d like the flat to remain somewhere we both enjoy using. Think occasional dinner with friends, games nights, puzzles, drinks or sitting around chatting rather than disappearing into our respective bedrooms every evening.

There’s a large shared TV with Netflix and Amazon. I’ll admit the sofa and TV are my main evening habitat 😂 but you’re welcome to use them, and I’d be more than happy to find some shows or films we end up watching together.

The flat also has a few smart-home bits, including a smart front-door lock, automatic hallway lighting, automated living-room curtains and robot vacuum. I’ll also be getting a cleaner for the flat.

The Building

The apartment is on the fifth floor of a pretty unusual oval glass building with a central atrium.

There are only six apartments per floor and I rarely hear the neighbours.

You’ll also have:

• Concierge Monday to Saturday
• Parcel collection through concierge
• Lift access
• Secure coded entry and gated complex
• Residents and guests-only communal garden
• Additional large public green immediately outside

There isn’t a parking space included. There is limited paid visitor parking, and a neighbour is currently looking to rent their private space if parking is important.

Location

New Islington tram stop is about three minutes from the front door to the platform.

Piccadilly Station is around a 10–15 minute walk or one stop on the tram, with the Northern Quarter around 20 minutes on foot.

There’s a Londis immediately outside, Sainsbury’s around five minutes away, and Aldi and PureGym around ten minutes away.

Who I’m Looking For

Ideally, another LGBTQ+ professional roughly 25–50 who wants a proper home rather than a room in a house share.

I work from home every weekday, so I’m looking for someone who predominantly works outside the flat. Occasional WFH is fine and I’m happy to discuss what works, but someone permanently working from home wouldn’t be the best fit.

I’m sociable without wanting the flat to feel like a party house. I have friends over occasionally for dinner, drinks or films and every now and then there might be some pre-drinks or people back after a night out.

Friends, dates and partners are welcome. I’m not interested in policing who either of us brings home. A heads-up when someone is staying over is appreciated where possible, and I’d give you the same courtesy.

No couples and no pets.

Bills

The £900 monthly rent includes council tax, water, electricity, TV licence and 1Gb broadband.

Normal day-to-day energy use and heating are included. As the apartment is fully electric, I’d only ask that we revisit electricity costs if usage becomes unusually high, particularly through winter or due to frequent additional occupants. Any exceptional additional cost would be discussed openly and agreed between us rather than sprung on you.
