King room with own bathroom, Ancoats

Rent: £775 per month (includes wifi)
Bills: usually approx. £180 per month

My lovely flatmate is moving to London in October, so I am looking for someone to take over his room in our 2-bed flat in the Poplin building, Ancoats. The room has a king-sized bed with storage, big built-in wardrobe, and space for a desk/other furniture of your own. Bedroom pics are from the building's marketing (so as you would take it on once my flatmate has taken all his things - happy to send more/recent photos if useful). You would have your own bathroom straight across the corridor. The tenancy starts on 31st Oct, but my flatmate is moving out sooner so there is some flexibility in move-in date.

The shared kitchen/living area is furnished, and I already have most of the kitchen/other furnishing essentials that would stay in the flat. The building itself has a co-working space, lovely 24 hr concierge, bike storage and a roof terrace.

I work 9-5, usually 2 days in the office and the rest WFH so ideally looking for someone with a similar schedule. I'm fairly routine in the week, exercise before work and usually have social plans/chill evenings cooking in during the week. I like having a clean, relaxed home environment so looking for someone clean and respectful who's looking for a nice homely set up. Would be great to get on and have a friendly vibe in the flat, but I value personal space/independence as well.
