I looked for someone who keep facilities clean whilst using the shared area.
There is 1 double room available for £600/ month. One is available now and the others on September 2025
1 room is Ensuite ( £650/ month). 0r £600/ month but sharing bathroom with others.
I stay for few days as I have a room with private bathroom and kitchen as a new built extension of the house. I have another house I stay as well. But you can call me if you need help.
The house is a 4 bed end terrace, 4 car parking area. massive garden. Easy commute. The house is located just south of Plattfields park on a quiet Cul de sac.
It's a modern house and lodgers use a combined multi purpose room (kitchen /diner / seating area ).
Note: Single occupancy per room, no drugs, non smoking, no alcohol binging, no criminal activities. Not for WFH employees.
Students can study from home.
A locked shed for bikes.
About Bathrooms: 1 shared bathroom and 2 private bathrooms for rent (£70/ bathroom per month). It’s located in the ground floor of the house.
Payments:
Zero deposit , 2 month’s advance (first month rent and end of the month paid in advance ). Total £1200 to pay on first day you move in. So, all bills are inclusive unless the bills don’t exceed our normal daily use.
Only extra bill to pay, Council tax( 1/4 share to pay but full time students are exempted.
Guide only: quiet at times (preferred regular working hours of 9-5 pm, no midnight shift
The house is ready to calm at 10 pm for people who work early morning). Friday to Saturday evening is very relaxing.
Washing and drier - machine starts at 7 am to 9 pm only except for emergencies.
Bills are included on £600 but read below:
Please use the energy supply at acceptable use, so I will continue the bills to be inclusive. So far, all my lodgers are enjoying bills included to rent due to normal usage of services- water, gas, electric. The WiFi is fixed price.
These prices are just guide for bills in the current 4 bed house which is offered free for 8 months. To be reviewed after 8 months.
Just for understanding only:
Approximate: for council tax- £1800/ year bills divided by 4 people even others are exempted you will only pay 25%. it’s around £37.5/ person .
NOTE :
Gas is from £35- £180/month ( summer and winter weather. Electric is £35-£150.
Water is metered £36- £66 per month.
Wifi is fixed £28/month divided for 4 users..
Once again, bills are inclusive for 8 months and to be reviewed. it has been free for more than a year now because the budget given is very generous on energy usage.
Reason why deposit is Zero- It’s a clean house, so it’s expected you do chores every weekend ( 15 minutes cleaning). These refers to washing dishes, wipe dry and put it away leaving the sink clean for the next person to use it. If followed. Chores are divided to lodgers, kitchen, bathroom, hallway.
NOTE: SAFETY- there are set rules on safety and it’s easy to follow as you are guided at the beginning. So, deposit is not required and you are not worried you will loose it as you as a lodger maintains the house in order everyday. No lodgers can use candles or other open fires are allowed . Reason, previous lodger nearly burn the house whilst relaxing.
A walk to the Gym, Pubs, Restaurants and Curry mile. Bus ride , 2 minutes walk to bus stop- reaching within few minutes to Oxford road, City Centre, Didsbury etc.
