- Double, private bedroom (Double bed), spacious (landlords pictures are old, I can send a video of what it looks like, it looks much better I can assure).

- Good sized bathroom.

- Good sized Kitchen / combined living room.

- Top floor flat in large house, all mainly students but landlord accepts non-students too.

- Bathroom / kitchen shared with one other person, but bedroom is completely private.

- Large garden space at the back of the property, communal.

- Bills not included. (But the housemate living there will be setting up bills via fused).

- Unfortunately I have to relocate due to a job offer, therefore need to be closer to work. My best friend will be living here and he is an incredibly kind, gentle, music loving, friendly and outgoing person who is a joy to be around. He is going into third year at Manchester Met, studying creative writing. He is also in musical theatre and is an aspiring musician and writer.

- Available on July 1st 2026, which is when the tenancy starts, I'm looking for someone to take over before the tenancy starts as I need to relocate to Salford / Eccles ASAP.

- Council tax band A (students are council tax exempt, but a non-student is eligible for a discount as the other tenant is a student).

- I have a recent video recording of the span of the room as well as the bathroom (please message me and I will send those over, the landlord pictures are from many years ago and aren't up to date). I've tried to add a screenshot from the video, but please message for the video : )

- Attached a floor plan, your room will be the one next to the bathroom.
