Replacement Tenant Needed ASAP £728p/m Bills incl.

I am looking for someone to take over my room in a 5-bedroom, 2-bathroom, 3-floor student house in Fallowfield, Manchester.

The room is available from the 28th September 2026, although an earlier/later move-in during October may be possible depending on the tenancy arrangements.

House details:

5 bedrooms
2 bathrooms
5 tenants
All bills included in the £728 PCM rent
The other 4 tenants are male
2 girlfriends of housemates also regularly stay at the property, although they are not tenants and have their own homes
Tenancy currently runs until 30th June 2027

Everyone living in the Property are extremely friendly, welcoming and sociable! However if you are somebody that prefers your own private space then that is completely okay, everyone has known eachother for almost 2 years now and all go out regularly and spend a lot of time together whether it's eating together, watching films, going out to the local pub or going to the gym together.

It would be great to meet up in-person and do a day of viewing the room / property and then grabbing a drink / food afterwards so you can get to know all the tenants before making a decision! Any further info needed please don't hesitate to ask as I need to find a replacement for the tenancy ASAP! If this post is still showing then it is still available and I will take it down once the contract has been taken over entirely. The Landlord is always accessible and the Maitenance Team for the Street are also really friendly and get along well with everybody, if we have ever had issues with things like the Washing Machine not working or a TV not working they have helped us out and fixed the issues within the day / week and we've never had issues with any of the Maintenance Team or Landlord.
