Shared facilities include an open‑plan kitchen with breakfast bar, gas hob and electric oven, two fridge/freezers, two washing machines, a comfortable lounge with TV and leather sofas, off‑road parking, and ultra‑fast full‑fibre broadband (1GB).

### Rent, Payments and Tenancy Terms
- **Rent:** £750 per calendar month (all bills included: council tax, gas, electric, water, TV licence, broadband). No additional payments
- **Initial payment:** first month’s rent plus an additional £250 payable on move‑in. The £250 will be returned as part of the second month’s rent payment during the notice period.
- **Minimum stay:** three months. After the initial period the tenancy becomes a one‑month rolling agreement. **Two months’ notice to quit** is required at any time in accordance with the new Renters Reform Act.
