The House:

How would you like to live in our peaceful, clean "safe space" house? To return home to after a busy day of studying or work to a place that is always quiet, with no disturbances, no unknown visitors wandering around in the kitchen or bathroom. To live with other tenants who want exactly the same. No hassle, just live peacefully, sleep peacefully, every day.

This is our house. This is the atmosphere our tenants would like to create. If you want the same thing - this could be perfect for you.

We have a really nice, peaceful 4 bedroom house available, with gardens on three sides, oppposite a park, and within 60 seconds to a bus stop.

The house is situated on Birch Hall Lane, just off Birchfield road. There is a lovely park opposite, and the house itself has maintained gardens on three sides, so its a lovely place to come home to to relax! It is within a one minute walk to the bus stop which has regular buses to the Univeristy (about 5-10 minutes by bus) or to the city centre, and also out to Didsbury and Parrs Wood, etc.

Descriptions of the rooms are below. Please check carefully to see which are rented and which are avaiable:

AVAILABLE - Bedroom 1 is a very nice large double room with a double bed, new carpet, situated downstairs, overlooking the front garden and the park.

RENTED - Bedroom 2 is a smaller room with a double bed, overlooking the back garden. Ideal for someone on a budget but still wants a peaceful place to live.

RENTED - Bedroom 3 is a very nice double room with a double bed, situated upstairs, overlooking the front garden and the park.

RENTED - Bedroom 4 is a very large double room with a double bed, overlooking the back garden.

The house underwent a small refurb 12 months ago, which included brand new carpets.

Tidying:

The house itself is really lovely and tidy.
Everyone will be expected to clean up after themselves, empty bins, and keep all communal areas clear of personal items and clutter once you''ve finished using it. This is so everyone can make use of it freely.

There is a cleaning rota linked to the communal areas and rooms, so you will be asked to clean a certain part of the house once a week (20 mins) to ensure the house is kept in a good state.

For the communal areas, they will be monitored by the landlord with periodic checks.

Please be aware that failure to do your share of tidying would upset other tenants, so please only enquire if you are definitely happy to keep a clean and tidy house and do your share regularly.

The tenants and what they are looking for:

The house atmosphere is really relaxed and peaceful - so quiet you wouldn't be able to tell if people were in their rooms or not! The current tenants would like the person moving in to be similarly chilled out, quiet, peaceful, responsible and tidy, and ideally a working professional or graduate.

They are also looking for someone who pretty much keeps themselves to themselves, including not bringing guests back to the property. The current tenants don't want people they dont know in the house, they'd prefer that all tenants respect each other and treat the house as a "safe space", where really the only occupants are the 4 tenants. They dont want this to become a party house, or house where people gather or stay over. They've had that before, and they don't want it again.

So if you are looking for a place where you can relax and unwind with no disturbance from noise or other peoples guests - this could be the house for you!
