Perfect for female students! We're looking for a housemate to fill one single room in a newly built, modern 4-bedroom mews house. The current residents are female.

Location & Transport (Ideal for Students):
· Excellent Links: The bus stop for the 219 to Piccadilly Station (approx. 10 mins) is right opposite the house.
· Train Access: Just a 3-minute walk to Ashbury Train Station.
· University/Infirmary: Reach the Manchester University/Royal Infirmary (Oxford Road) in approx. 35 mins via the 53 bus (or via City Centre).

The House & Living:
· Spacious & New: A bright, contemporary 3-storey mews.
· Communal Areas: A kitchen with a living/dining area for everyday use. The main living room may be opened for special occasions with prior notice/consent.
· Laundry: A free washing machine is available for one full load per week per lodger (max 2 hours). An additional pay-as-you-go washer/dryer is available at £1 per hour.

Bills & Practicalities:
· All-inclusive rent covers all bills (gas, water, electricity, internet) under a Fair Usage Policy (FUP).
· Not included: TV licence and regular house cleaning.
· Hygiene is a priority. Lodgers are responsible for thorough cleaning, especially of common areas. Please read carefully: Depending on hygiene standards, a professional cleaner may be enforced, with the cost shared equally among all lodgers. If you do not agree with this policy, please do not apply.

House Rules:
· Strictly no smokers.
· This is a temporary live-in landlord situation.
· Right to Rent: Before applying, non-British citizens must have a valid ‘share code’ to prove their right to rent in the UK (check on gov. uk).
