The price for the room(s) includes water and broadband, it also includes a nominal £45 pcm per person towards the electricity, if you use less than £135 pcm averaged over the year, then at the end of the contract you will be refunded the difference, conversely if it is higher you will be expected to split the difference with the other flatmates. The electric contract will stay in my name to give you the protection of the price cap.

Council tax is to be paid by you directly, it is council tax band D and works out at around £65 each.
