Bills included. Northern Quarter / City Centre location (Lever Street, M1 1BY), bordering Piccadilly. Weekdays only, Monday-Friday. I’m fine with you staying a weekend every now and again as needed and of course you can leave your stuff in the room over weekends while you’re away; your room would not be occupied by any others during the weekends though I would still need to enter to open windows, for example. Bills included (i. e. council tax, electricity, water, service charge, WiFi / internet etc.). You'd be sharing a bathroom, kitchen, living room etc. with me.
Everything’s effectively either at your doorstep or a short walk away. According to Apple Maps, 2 min walk to Piccadilly Gardens and 9 min walk to Piccadilly station. Multiple bus stops right outside apartment block. Happy to arrange a visit in person as it’s best to see the place and meet me before moving in. Current weekday lodger is expecting to work in Manchester for fewer days per week than before so there's less need for the room at the price it’s at, hence why I'm re-advertising.
Compact double bedroom with wall-mounted electric convection heater (Climastar) and remote-controlled (or app-controlled) blackout roller blinds (Hillary's). I sleep in the double bedroom next to it (not pictured). Bed, mattress, plants etc in the room included as well as clothes hanger, desk and chair. If you’re staying longer, happy to purchase further furniture and deduct from that month’s rent/fee. For example, the room previously had a single bed but the current lodger wanted a double bed so that was purchased through a reduction in that month's payable rent. A couple of things that come to mind that may be of interest to you may be replacing the clothes rack with a ‘sliding-door wardrobe’ and getting a new desk but that's up to you and based on what you would find most helpful.
If you’re working full-time and I discover that the council will reduce or discount council tax depending on your living circumstances (e. g. main residence, how long you live here / how many days you spend every week etc) then I’ll pass that onto you in the form of reduced rent. If you’re a full-time student, I can reduce rent by the amount not payable on council tax through the discount available for full-time students.
Apartment more broadly (including bathroom, kitchen, lounge etc.) has been subject to a number of renovations, improvements and redecorations and it’s entirely possible that’ll continue during your stay though the disruptions should be much fewer. The TV in the living room is portable so you can either watch it in living room (as I do) or wheel it over to your room if you’d prefer to do that from time to time (I also have a TV in my room).
Would suit someone who works within walking distance and/or a full-time student who’s looking to take advantage of the very central location before moving elsewhere. You would need to already have or find somewhere else to stay during the weekends.
Recognising peoples’ requirements to occupy / use may vary, I’m open to different levels of rent based on required duration of stay per week though noting that you'd still have exclusive occupancy of the room in the sense that I wouldn't let it out to others during the days you didn't stay. For example, if you only needed 1-3 weeknights per week, an illustrative example could be:
- £325 pcm for 1 night a week,
- £375 pcm for 2 nights a week,
- £425 pcm for 3 nights a week.
I use the SpareRoom template lodger agreement as a basis but happy to amend as preferred as I have done in the past for previous lodgers.
Although I don't expect a couple to occupy it fully and constantly during the weekdays, if you happen to be in a relationship and would like them to stay with you from time to time, that's not a problem for me so long as you let me know in advance. Happy for you to have guests visit / stay at a reasonable frequency.
Some shared responsibilities: Although I currently pay someone to clean all rooms weekly, there would be some shared responsibilities between us. For example:
- I was diagnosed with allergic rhinitis last year (specifically, a dust & dust mite allergy that exacerbates symptoms among other allergens, particulates etc.) so I'd ask you make efforts to not bring such allergens into the home where possible as well as prevent their accumulation.
- Similarly, I very recently decided to undertake a mould eradication treatment at home and some of the recommendations were to prevent condensation by maintaining humidity / moisture levels at between 40% - 60% in every room. There are hygrometers in every room to make reference to for this (though I'd expect your efforts to be for your room, living room and bathroom as mine would be for mine, the kitchen, living room and bathroom). Another recommendation is have good airflow / ventilation throughout the property by opening windows at least twice a day (morning and afternoon, though I will probably keep them open for longer where I can), reducing ‘dew-point’ risk, keeping exhaust fans and opening windows when cooking, keeping fans on during / after showers, as well as maintaining even temperatures throughout the property during the winter.
I will need to slightly / partially restrict access to the living room and kitchen during some weekday working hours because I work from home multiple, though not all, days per week; that is, you won’t be allowed in the room if I’m on calls / meetings but can use it at other times. The living room and kitchen can still be used but we’ll just need to coordinate between ourselves around the time.
You can either bring your own kitchen appliances or you’re welcome to share some of mine.
Potential to extend if you’re unable to find a suitable place before your term here expires, happy to assume that it will fall into a rolling lodger's agreement upon expiry and can revise contract as or if needed at the time.
Open to variable durations of stay (ranging from 6 months to 2 years, though will assume 1 year by default). I’d prefer you to give two months' notice to unilaterally terminate if possible. If I felt the need to unilaterally terminate, I would also look to give about that amount of notice at minimum to allow for any difficulties or inconveniences incurred by yourself.
Apartment comprises 2 bedrooms (yours and mine) and 1 bathroom as well as shared washing machine, kitchen, living room etc. You can use the dishwasher if you want (though I only tend to do so infrequently) and you may hang your clothes out to dry in the living room or elsewhere but you'll have to ensure you turn on the electric dehumidifier in the vicinity to reduce condensation risk.
