I'm looking for a female flatmate to share my two-bedroom flat in Ancoats/New Islington.

The location is a 3-minute walk to New Islington tram stop, 1 minute to the bus stop (216, 230, 231), and around a 10-minute walk to Piccadilly Station.

Your room comes furnished with:

You'll also have the main bathroom all to yourself.

The flat has an open-plan kitchen/living area with a Juliette balcony, a glass hob, and microwave, plus a separate utility room with a washing machine.

Rent: £625 pcm
Bills (split equally):
* Water: £65/month
* Wi-Fi: £45/month
* Council tax: £206/month
* Electricity varies depending on usage (typically around £70–£80/month in summer and up to around £160/month in winter)



About you
I'm looking for someone who's clean, considerate, and easy to live with. Ideally, you don't work from home full-time. I'm also looking for someone who enjoys a quiet home - if you regularly party, have lots of people over, or tend to be loud, we're not the right fit.
