Hi!

My current flatmate is relocating and I'm looking for a new one to share this 2 bed flat 5 minutes away from Piccadilly and the Northern Quarter. The double room comes with its own private bathroom and is already available.

1. What is the flat like?

The flat is on the high ground floor of a 6-story building (it's ground floor due to the way the building is planned, but it's 1st floor in terms of how high it is from the actual ground).

It has a spacious balcony that can be accessed from the bedrooms and the living room, with viewings of a canal.

From the entrance hall, you will have access to the 2 bedrooms, your bathroom, a utility cupboard with washer/dryer and an open plan living room and kitchen - with hob, oven, dishwasher, double door fridge freezer and plenty of storage.

The flat comes fully furnished.

Unfortunately the landlord does not accept pets :(

2. What is the room like?

The available room has its own bathroom, with a shower over bath and loads of storage. The bedroom itself has a bed and mattress, 2 bedside tables, chest of drawers and a big mirrored wardrobe.

3. What is your potential future housemate (me!) like?

My name is Mariana, I’m 38 and I have been living in the UK for a decade, and in Manchester since 2022. I have a full time job in tech and work from home at least 2-3 days a week. In the evenings you will find me reading, video-chatting with friends and family or watching TV.

I have been sharing houses since my undergrad - with friends, partners or lovely people I met here in Spareroom - so you could say I am shared-house trained lol and proud to say I am still very good friends with most people I have lived with from Spareroom.

I am very easy going and friendly to live with, clean, tidy, and respectful of people’s space.

4. What I am looking for:

I would like to live with someone closer in age (mid-thirties, early forties) that I could become good friends with. I believe friendship is key to a successful co-living arrangement.

I am looking for someone clean and tidy, that don't work from home full time and that enjoys quiet evenings on school nights.

I’ve put female (cis, trans, non-bin) preferred for the ad but can consider males as well, just don’t want to live with a lads lad type.

Unfortunately the landlord does not accept applications from students, sorry.

5. Rent, bills and the boring stuff:

The rent for each is £700 + roughly £200 for the bills (council tax, internet, water, electricity).

Landlord will carry all the expected checks and will not accept people with previous CCJs or income below £22k

I hope to have viewings from the 23rd of July and complete the whole tenancy process by the 3rd of August.
