Hi girlies, I hope you're well.
I am looking for someone to swap me off of my tenancy agreement. It would be a £50 cost for a the tenancy swap and a £650 deposit and rent is £667.50.
You'll be living with a 26 year old girl, who is nice, and works as a cook/chef. She is tidy, fun loving and loves cooking. She had an avid social life and is good to socialise with, but also is great at allowing you to have your own space when needed. She is looking for someone who is tidy, friendly, a working professional, some able to not only afford the rent, but also the bills (WiFi, Water, Electricity, Council Tax), which are around £200 plus a month on top of the £667.50 rent (they never exceed that).
The room - The room is a double room with a large en-suite! It has space for a desk as pictured. It has a wardrobe, a small bedside table and then a chest of draws, which I would describe as small (if you have a lot of stuff). I don't have a picture of my bathroom, but I would say it's rather large, a video is attached. It has a LARGE sliding door shower, with an overhead shower head. I will provide pictures once home.
About the building - The apartment is on the 5th floor and has a balcony. The building has a gym but it is very basic, so I would say it's great if you're looking to do some cardio and dumbbell weight training, but if you like a more rigorous workout, I would still keep your gym membership. We have security 24/7 and they collect all parcels for you, so there are no issues with parcel theft. The only bugbear is that the parcels have 3 collections times in the day (early morning, afternoon and late evening), that said I have messaged security when I have needed a parcel immediately, and they have always accommodated my request.
Location - It is in an ideal area, Pomona, 1 stop from Cornbrook, 2 Stops from Deansgate and 3 from St Peter's Square, around a 8 minute tram ride into town. The tram stop is less than a 5 minute walk from the building. It is also a 15 minute walking distance from the Salford Quays Waterfront with all the new restaurants, Odeon and the Lowry etc.
Parking - There is a parking lot outside that is charged, I am not entirely sure at what rate, but you can get a monthly ticket. There is also an indoor parking garage, however, our landlord did not purchase the property with parking, so unfortunately we don't have a spot. That said X1 manage the indoor parking lot and rent out spots at £100 a month, but there is a waiting list, so don't expect a spot to avail itself immediately.
I would ideally love to start viewings from next week (W/C 10/08) and would like to have found someone at the lastest the end of August as the swap takes around 2 weeks or so. It would be nice as well if we can line up viewings with my housemates availability so she can get a feel for you and if you'd live well together.
**Disclaimer** The TV, the plants, the furniture white box in the living room are mine, so are the microwave, kettle and airfryer, so those wouldn't be there upon moving in. But the place outside of that is FULLY furnished, so minimal things would need to be purchased just a microwave, kettle, airfryer and living room TV if wanted.
