Double room to rent 10 min to centre

The room has mostly all the required things. Fully furnished
There is electric oil heated.

I have 1 single room available too for 400£pm with 400£ deposit. Move in from 1st March.

Over 100 shops of any kind, next to our street, plenty of facilities... lots of transport busses, 10 min away from Manchester city centre, straight line.
I am student, and it is students area, so expect some music, some noise.
I expect a clean person, and reasonable.
Female preferred or male, are to be considered.
The room is available immediately.
The deposit is 550£,+ 550 rent so 1100£ to move in as a single person.
There is cctv on the house, and one id document copy will be required + proof that you are working, or you can pay your rent.
You can't have any kind of house contract, beside the contract between me and the tenant stating that he paid deposit + rent, nor any paperwork or address on the house, just the normal letters or whatever since is a shared house.
