My name is Hitesh, and I'm the landlord of the 2-bed ground floor flat advertised on SpareRoom, on Claremont Road, Manchester (M14). Thanks for your interest.

THE FLAT
A spacious, modern, fully furnished ground floor flat, ready to move in. The photos and video show it well. You'd be sharing with one other female tenant, a working professional in her mid-20s, and we're looking for one more female occupant to join her. I'm a live-out landlord, so it's just the two of you in the flat.

LOCATION AND TRANSPORT
- The 111 bus runs to the city centre (about 30 minutes) via the Oxford Road corridor, passing the universities and the MRI hospital complex.
- In the other direction, the 111 runs through Fallowfield and Withington, passing Withington Community Hospital, and finishes at Southern Cemetery, near Spire Manchester Hospital on Barlow Moor Road.
- A wide range of buses run along Wilmslow Road, about a 10 minute walk away, right in the heart of the Curry Mile.
- There are international food stores nearby, and a good choice of household supermarkets including Morrisons, Asda, Lidl and Aldi.

BILLS
Rent includes gas, water, electric and WiFi. Council tax isn't included, and your share would be approximately £64 per month. Single female occupation only.

NEXT STEPS
If you're interested, the next step is a meet and greet with the current tenant, who can show you around at a time that suits you both. If you're happy to go ahead after that, I'll prepare a new joint tenancy agreement.
