Spare double bedroom in humble abode

I’m looking for a friendly professional (preferably female) to fill the spare bedroom in my cosy townhouse in Salford (M7) from around 10th June onwards.

I invest in and manage other properties, so treat them all by the book, but this house is my personal home so it’s important to me to keep the cosy/warm dynamic.
In short, I’m looking for someone who is clean and tidy (big emphasis on those) as well as having the potential to maybe share the occasional walk down to the pub or odd evening activity (but no expectations).

Rent listed is all of your bills included, water, gas, electricity, council tax and super-fast mesh WiFi (200+mbps).

— About the house & rooms—

The house is a warm, semi-detached, recent-build with nearby parking situations for those who drive. It’s a brisk 25 minute walk to Spinningfields/central Manchester and a 7 minute walk to Lidl and neighbouring bus stops.

The room comes furnished and has recently been renovated. Plus, all bedroom doors are lockable for peace of mind - although I personally believe you don’t have to worry about that!

Though this room is not ensuit, the other two bedrooms are, so no real need to share the bathroom - excluding the very rare bath, but only when we’re comfortable (I do mean rare since I haven’t used the bath in 2 years, but wouldn’t want to rule it out completely.)

I’m super house-proud, keeping a clean and tidy environment is top priority, so looking for likeminded people. I can confidently say how you see the house is pretty much how it always is, especially any communally used areas.

We have a dishwasher, so keeping the kitchen clean is easy enough - and if you like a brew you’ll never need to wait for a kettle to boil again thanks to an instant hot and filtered water tap.

I don’t mind if you smoke - but smoking indoors is not allowed. We do have a sizeable garden with plenty of outdoor seating, which is usually where you’ll find me gardening on a warm day.

— Housemate logistics—

Currently residing here apart from myself is my partner Matt, Poncho the pooch, and my other lovely Lodger/Friend Catherine (Cat) - who I luckily found through SpareRoom.

Cat is a Nurse and Midwife, so sometimes works nights. Matt and I work in the corporate world (wow, exciting) and I do freelance photography jobs around it. Ideally looking for someone to fit the old 9-5, who can be mindful of noise during the day when Cat is on nights.

We all tend to busy ourselves, but enjoy each others company. Matt and I aren’t a very PDA couple, and tend to do our own thing. You’d always be welcome to join us for some munch at the dinner table or settle down in front of the tv in the evenings.
We all like getting our chef-on in the kitchen and relaxing in the livingroom to some trashy tv or motorsport.
Occasionally love a girly wine/crafty evening with Cat, where Matt isn’t invited 😊 x

Poncho who’s usually my shadow, doesn’t shed hair, is hypo-allergenic (sadly I’m allergic to a lot of animals) and usually everyone’s favourite housemate 😉 but rest assured he’d never be made your responsibility.
