Never been lived in before. Full furniture pack is already in there including a three-seat sofa, dishwasher, washer dryer and blinds. The photos show it unfurnished but everything is in there now.

It's on the 8th floor, the highest two-bed in the building, so you get more privacy than anything else on site. Dual aspect so it gets loads of natural light throughout the day and the layout is bigger than average compared to other flats in the development. Views are over the courtyard and the building has a gym and communal lounge which should be ready in the next month or two, plus underground parking. The development sits on the River Irwell waterfront too which is a nice touch.

Rent is £650 each per month, parking included. Bills on top. Council tax band isn't confirmed yet but think it's either Band B or C, which split two ways would be around £70-85 each per month. Factor in electricity, water and wifi and realistically you're probably looking at around £780-820 each all in, possibly less.

The holding deposit is already paid so this is ready to go, just need someone to come on board. My original housemate dropped out last minute which is why I'm looking and June 26th is just around the corner so need someone sorted as soon as possible.

I have the parking space for my car but if you drive I'm sure something could be arranged.
Exchange Quay tram stop is just down the road so getting into town is straightforward. The 30 bus is nearby too and motorway access is easy if you drive.

About me: I'm 21, just graduating and looking to work full time in Manchester. Easy to live with, I enjoy a night out but just as happy staying in. I keep shared spaces tidy and just ask for the same in return.
