Hello, we're Joe & Tony. We've got a lovely double room to rent in our smart, modern and spacious city centre apartment. We now live away, so we're looking for someone grown-up to share with our lovely existing housemate, Lucy.

LOCATION:
The location is amazing – you can walk to anywhere in the city centre: 5 min walk Selfridges / The Arndale, 10 min walk to the Northern Quarter or Spinningfields. The transport connections are great too with bus routes and Victoria train station for tram and train just around the corner. It’s an easy 20 min walk to Piccadilly Train station.

THE APARTMENT:
The apartment is fully-furnished and is on the 5th floor, which is the top floor in our part of the building, so there’s no noise from above. There’s also no noise in the rooms from the other apartments on the same floor, so it’s nice and quiet. It’s on a quiet road, though just moments from the action the city centre has to offer. In fact this area is one of the quietest centrally located and nicely developed areas in town.

The apartment is on the corner curve of the building, so there’s more space than you’d expect. It’s really airy, with great sized rooms throughout. There is a big hallway as you enter the flat, separating the areas within, offering privacy between the rooms.

THE ROOM:
The room is a decent double, with a floor to ceiling window that which really catches the sun in the afternoon. There a comfy M&S Home bed, with a hybrid sprung mattress and sumptuous 3-inch memory foam. There's also a grey carpet, with the thickest underlay possible - really comfy and cosy. There's a desk and chair which is good for *occasional home working.

*on that note, unfortunately this room is not suitable for someone who works from home all or the majority of the working week.

OWN BATHROOM:
The room comes with its own bathroom, which is approximately 3 steps across the the hall (Lucy has her own separate bathroom). The bathroom, which you'd have sole use of, is smart and spacious, with plenty of storage space. it's also got an excellent shower above a nice deep bath.

BROADBAND:
There’s super fast (500mb) Hyperoptic broadband, a washer/dryer, dishwasher etc. There’s also a large balcony.

HOUSEMATE:
You’d be sharing with Lucy, a 37 year old NHS radiographer, who is originally from Australia. She's lovely - chilled, quiet and friendly, in to films, watching live sport and sharing the occasional bottle of wine. She's a pescatarian, but is fine sharing with people who are not. She goes out to work every week day and has weekends off.

YOU:
We're looking for a tidy, respectful, professional housemate, who appreciates somewhere really nice to live, will love living in the apartment and will take care of the place. Whilst we're looking for someone who is friendly and has the ability to be sociable, it's not a party apartment - been there, done that etc. So, someone who is chilled and appreciates their home being a bit of a sanctuary is definitely the order of the day. We're looking for someone whose job takes them out at least most days.

All races, creeds and sexualities are welcome; diversity, open-mindedness and maturity is positively encouraged. Bad attitude is not…

RENT:
Rent is £695 per month inclusive of all bills as they currently stand. However, there there may be a temporary uplift over the winter months to cover higher electricity use if electricity prices rise significantly. However, we've never had to do this so far, as everyone has always gone out to work full-time and been respectful with heating.

The rent includes a monthly cleaner.

There's no parking available.

One month’s deposit and two month’s notice on either side.

You'll have a contract for your room and shared spaces, in line with new regulations and deposit will go into to a government-approved deposit scheme.

Certificates such as EPC and EICR as per requirements will be provided.

LANDLORDS:
In terms of us landlords, it's all about mutual respect. Please look after the apartment and we'll make sure it's a really nice place to live. We replace things promptly and get jobs done quickly, if that's what you're wondering...!

BUILDING WORK UPDATE:
There are scheduled building renovation works due to take place on the building (not inside the flat per) at some point in the next 6-12 months, however we don't know exactly when. The building has a skin of brick on it's exterior, and the plan is for this to be removed and replaced along with the insulation, as well as general renewing throughout the building, which will mean the building will look very smart! We don't know what order the works will be be done in, though the works will take place during the working day. As responsible landlords we will keep you informed, and will acknowledge this in the contract.
