The house is located on Meltham Avenue, just a 5-minute walk from Burton Road tram stop and the shops, bars and restaurants around Burton Road, and around a 10-minute walk from the Co-op. From Burton Road tram stop there are direct services into Manchester city centre.
The room and house
The room is fully furnished with a double bed, wardrobe, bedside cabinet, chest of drawers, desk and chair.
You’ll have shared use of the lounge, dining room, kitchen and bathroom, as well as all the usual kitchen equipment and cookware. The bathroom is very new and has both a bath and a separate walk-in shower.
The rent includes council tax, water, internet and TV licence.
Energy costs for the whole house are currently around £45 per month in summer and £135 per month in winter under my current energy contract. At the moment I cover the energy bills myself and intend to continue doing so. However, if there were another exceptional increase in energy prices in the future, I may ask you to contribute towards the additional cost.
There is also a standard-size parking space on the driveway available if you have a car.
Who you’ll be living with
I’m Tom, and I currently live in the house on my own.
I’m a mechanical engineer and quite entrepreneurial by nature, so outside work I’m often working on my own projects and you’ll probably hear me talking about technology, business and new ideas! I’m friendly and sociable, but I also enjoy having my own space and having a relaxed home to come back to.
Outside work I enjoy the gym, hiking, cooking, socialising and stand-up comedy, amongst other things.
My job also sometimes requires me to work away from Manchester. This could be for a couple of weeks and occasionally for a month or two, depending on work requirements. During those periods, you would effectively have the house to yourself.
The house is generally quite calm and relaxed, particularly in the evenings. It’s definitely not a party house, although I’m very happy for it to feel like a home rather than somewhere where everyone has to stay in their own room.
Who I’m looking for
I’m ideally looking for a working professional who is friendly, considerate and respectful, and who is looking for a comfortable home rather than simply somewhere to sleep.
I think the best fit would be someone who has their own life and interests, enjoys having a chat and being friendly when we’re both around, but is also comfortable with us each having our own space.
I’m quite relaxed about sharing the communal areas — I just value mutual consideration, keeping the house reasonably tidy and keeping noise down later in the evening.
Ultimately, I’d like us to have an easy and friendly relationship where we both feel completely comfortable living in the house while also respecting each other’s independence and personal space.
