Clean, Easygoing & fun Flatmate Required

This description is bordering on overshare but I only want to have to type it once.

Moving deadline is July 1st. With bills it’s currently about £700.

I measured the room at 424Lx260Wx265H. It's definitely a double room. No couples.

My name is Paul & I've lived in this flat for almost 7 years. I'm in need of a new flatmate. I'm 32, work slightly more than full time & am big into music, guitar, cycling, cars & working on them, movies, a bit of gaming and just hanging out.

I’m looking for someone who is clean, a good laugh that I will get on well with. It’s a sweet life in this place and I want to share it with someone who appreciates it. We’ll meet and see how we get on.

The room which currently has the bicycle in it will be yours. I will remove everything from that room before you move in, except for probably the white shelves on the wall (unless you really want rid of them).

The landlord is flexible with furniture. A bed & wardrobe can be provided if necessary, or not if you have your own.

Every other item of furniture/art in the flat is mine, and will be remaining. You're of course welcome to add your touches to the shared/communal spaces but I can't accommodate any more large items of furniture in those spaces.

There are some parking spaces on the driveway, which is a first come first served policy with the other 7 flats. There is plenty of off-street parking. There is also a covered, gated bike storage/bin shed with padlocked door & bike lock posts. I could leave up (or relocate) one of the bike hangers in your room if you wanted.

We're a 2 minute walk from the 85 stop into town. Piccadilly Gardens is somewhere between 20-30 mins away. Google maps says it's a 27 minute walk to Firswood which is the nearest tram stop. I would say it's more like 20 minutes.

Alexandra park is not 5 mins away, and is the undisputed best park in Manchester. Convenience shops 5 -10 min walk away on Withington Road, the Carlton Club is perhaps 10-15 mins away and maybe 20 mins to the Hillary Step/Nip & Tipple. Chorlton is about 15 mins cycle on the yellow bikes at the end of the road.
