Room 3: Large double bedroom with en-suite (Occupied by the landlord albeit I live/work overseas and am not home often)
*** If both lodgers agree, I am open to allowing one room to use my en-suite while I’m not there on the strict condition that it is kept at a very clean high standard ready for whenever I come home such that both rooms effectively are en-suite as they both have their own non-shared bathroom. How I envisage this working is if both lodgers agree, then a supplementary £50pcm could be applied to each lodgers rent for months that you have access to your own separate bathrooms (one in the master and the other in the en-suite) and then for any time I’m back in the house, the two lodgers share the master bathroom again and the proportionate supplementary cost be returned to both lodgers before I leave again and it’s reinstated. This is simply an option that gives you greater flexibility and only works if both lodgers agree. ***

The utility room, shared bathroom & lounge are all from the show home of the same house so are a little different but the style is the same. ***

Both rooms comes with all new furniture, new double ottoman bed with plenty of under bed storage, new Simba premium memory foam mattress and fitted wardrobes etc. The rooms share the master bathroom. Both lodgers will be female for this reason.

The property is fully serviced with full kitchen and utility room including integrated fridge freezer, two single ovens, ceramic hob, microwave, kettle, washing machine, tumble dryer, dishwasher, iron & ironing board.

When I’m at home, the living room acts as my home office as the back corner is where my office area/desk is located.

Effectively two lodgers will share a really well presented house in Woodford for 90%+ of the year with just the two lodgers present. Even when I am home (like Christmas time), I’m likely to be out the house constantly seeing friends and family. This could be ideal for two friends who want to have a beautiful house to themselves or two separate individuals also wanting to take advantage of such an opportunity.

I keep myself to myself generally but also enjoy socialising from time to time. The ideal lodgers would be easy going, friendly and very respectful of the other lodger in the house. Everyone is equal with everyone else, everyone cleans up after themselves, to a high standard and in a timely manner. I am very particular about cleanliness and tidiness so ideally I'd have girls move in who are similarly minded though as I'm not there for much of the year I will allow the two lodgers to agree their own level between themselves while I'm out the house - though the starting position is everyone is expected to clean up after themselves and not just brush food onto the floor etc. All communal areas must be kept clean and tidy at all times and food must be disposed of properly in the food bin or liquids (other than cooking oils and grease/fats) in the sink so as to prevent unwanted guest…

Both rooms likely to go to the first person that sees them.
