THE FLAT:
Comfortable, warm, sunny, south-facing, first-floor, 2 bedroom flat with a secluded balcony. Set in a small, modern, 3-storey, 6-flat, end-of-terrace block, situated in a quiet, tree-lined close near the centre as well as the local park.

Bills and Council Tax are included in the rent.

In the tree-lined closes of the Shaftesbury area of Newport, 10-minute walk from the city centre, railway and central bus stations. Refurbished in July '22, with an excellent Energy Performance Certificate (B) and laminate flooring throughout - except for the kitchen.

TERM:
Initially minimum 3 months, up to 6 months, to be reviewed, with option to extend if we all get on well together.

SHARING WITH:
Landlady and 1 other female lodger, aged 20.

SHARED FACILITIES:
Bathroom: equipped with bath, integrated hand-held shower, as well as a wall-mounted electric shower with a folding shower screen.

Kitchen: storage in wall units, 1 cutlery drawer. and 1 shelf each in the fridge and freezer Use of washing machine. Gas hob, electric oven, kettle, microwave, Ninja Foodi multi-cooker, electric toaster, sandwich maker and food blender.

Washing machine and access to the balcony to hang out the washing.

NOTE:
There are some items of crockery, cutlery, pots, and pans, but only very basic bedding, prefer if lodgers bring their own sheets and pillow cases.

•  Shaftesbury ward of Newport is just a 10-15 minute walk from Newport Rail and Bus stations, as well as the Kingsway and Riverside Centres

Respect of one another's space and privacy is a key prerequisite to comfortable cohabitation.

When both bedrooms are occupied, I use the living room as my bedroom.

I am about 90% Vegan, 10% vegetarian but only ask that lodgers close the kitchen door and open the window when cooking meat (and especially fish! 🤢🤢🤢)

I have a separate Ninja Foodi container to cook these foods.
