THE FLAT:
Comfortable, warm, sunny, south-facing, first-floor, 2 bedroom flat with a secluded balcony. Set in a small, modern, 3-storey, 6-flat, end-of-terrace block, situated in a quiet, tree-lined close near the centre as well as the local park.

All costs are included in the rent.

The flat is in a corner property, in a tree-lined close in the Shaftesbury area of Newport, 10-minute walk from the city centre, railway and central bus stations.

Refurbished in July '22, with laminate flooring throughout and gas central heating, the flat's Energy Performance Certificate is rated B.

Initially minimum 3 months, up to 6 months, to be reviewed, with option to extend if we all get on well together.

SHARING WITH:
Landlady and 2 other female lodgers.

SHARED FACILITIES:
Bathroom: equipped with bath, integrated hand-held shower, as well as a wall-mounted electric shower with a folding shower screen.

Kitchen: storage in wall units, 1 cutlery drawer. and 1 shelf each in the fridge and freezer Use of washing machine. Gas hob, electric oven, kettle, microwave, Ninja Foodi multi-cooker, electric toaster, sandwich maker and food blender.

Washing machine and access to the balcony to hang out the washing.

NOTE:
There are some items of crockery, cutlery, pots, and pans, but only very basic bedding, prefer if lodgers bring their own sheets and pillow cases.

Retird, chilled, relaxed, respectful and friendly, keen on creating a safe, sustainable, progressive and relaxed FEMALE household, where cleanliness and tidiness are the expected norm.

Respect of one another's space and privacy is a key prerequisite to comfortable cohabitation, and keeping all areas of the flat clean and hygienic is part of this expectation.

When both bedrooms are occupied, I use the living room as my bedroom.

I am about 90% Vegan, 10% vegetarian but only ask that lodgers close the kitchen door and open the window when cooking meat (and especially fish! 🤢🤢🤢)

I have a separate Ninja Foodi pot for lodgers to cook these foods.

Note that I am pretty strict about bringing people into my home without asking first.
