The house is a mid-terrace house with 2 storey rear extension and is located on a quiet street with on-street parking. The house has an HMO licence for 4 persons and is available to let on one AST tenancy agreement for 3 persons or 4 (if a couple were interested in the largest double room).

The rent varies between £390 per calendar month for single occupancy of the smaller of the 2 double rooms and £420 per calendar month for single occupancy of the largest double room in the house. The rent for the largest double room would increase to £580 per calendar month if the room were occupied by a couple.

Would prefer post graduate students or more mature students who will be considerate, clean and tidy house mates.

Hirael is a popular area as it is both close to the city centre with all its amenities whilst within easy walking distance of the University. It is also located just 5 minutes walk from the sea (Menai Straits) and the pier and harbour.

The house is deceptively spacious inside with well sized rooms. It is in very good decorative order, having recently been decorated throughout and has plenty of natural light. It has gas central heating with radiators in every room and is partly double glazed.

The largest double room available is fully furnished with a double bed, sofa bed, bed side tables (x2), wardrobe, chest of drawers, desk and chair. There is ample room for a further desk and chair or sofa if preferred.

The other double room available is furnished with a double bed, bedside table, wardrobe, chest of drawers , desk and chair.

There is a spacious communal kitchen, and lounge/dining room downstairs and an upstairs bathroom with a bath and power shower.

The fully fitted kitchen has tasteful units with ample storage and worktops with a built-in Bosch electric oven, gas hob, and extractor hood. The kitchen also has a washer/drier, a dishwasher and a large Bosch fridge freezer. The lounge/dining room is furnished with a 3 seater sofa and Ikea chair, a table with 4 chairs and a television/DVD combi on a stand and bookcase.

There is a well maintained rear garden with a patio which catches the sun through the day into the evening with a picnic table, bench and a garden shed suitable for storage of outdoor kit e. g. bikes etc.

I can provide a floor plan showing the house layout together with the dimensions of each of the rooms.

Please note that the house is let as a fully furnished house (with the furnishings described above). The house has also recently been redecorated throughout and the carpets replaced with new carpets in April 2019.

The rent includes gas, electric, water rates and superfast unlimited broadband, the fastest currently available in Bangor. Council Tax (if eligible) is additional.

I am able to arrange viewings of the house most weekday evenings after 5pm and at weekends. I can also usually arrange viewings during the day on Thursdays and Fridays subject to my existing tenant's availability.
