🏠 COSY HOME IN THE HEART OF BAFFINS

A peaceful, homely base in the heart of Baffins - perfect for contractors, NHS staff and professionals working daytime hours in Portsmouth during the week.

Our semi‑detached home is calm, friendly and welcoming, ideal if you want somewhere quiet to unwind after work. We’re in one of Portsmouth’s greenest areas, just a 2‑minute walk to the bus stop, Baffins Pond, the local pub, parks and local shops. Southsea and the city centre are only 10 minutes away by car, with quick access in and out of the city via the Eastern Road - ideal for early starts.

The guest room is located at the back of the house overlooking the garden, offering extra privacy and a restful night’s sleep.

A cosy double room offering:

• Comfortable double ottoman bed with thick mattress

It’s a peaceful, uncluttered space designed for rest after a long workday.
You’re welcome to leave your belongings in the room over the weekend, so you don’t need to pack up each time.

• Upstairs shower room with a large shower (shared with hosts)
• Separate downstairs toilet for convenience (located in the back lean‑to)

🍽️ KITCHEN

Our compact, peaceful kitchen includes:

• Brand‑new large Panasonic combination microwave‑oven‑grill
• Kettle & toaster
• Allocated fridge‑freezer space
• Tea, coffee & milk provided
• Plates, bowls, mugs, cutlery etc for your use

Please note: electric hobs are not available for guest use.

🛋️ DINING ROOM / EVENING RELAXATION

Guests are welcome to unwind in the dining room in the evenings, which includes:

• Large comfy sofa
• Smart TV with Netflix & Amazon Prime
• Lovely west‑facing garden views

A perfect place to relax after a long day.

🌳 GARDEN

A sunny, west‑facing garden with an apple tree and visiting birds - especially lovely in spring and summer.

🚗 PARKING

• Free on‑street parking available (no permits or restrictions)
• Nearby roads also available if the street is busy
• Driveway upgrade in progress - a dedicated space will be available soon

Driveway parking may be available depending on your work pattern (small £10 weekly supplement).

You’ll have your own private bedroom and shared access to the kitchen, dining room, shower room and downstairs toilet.
The front living room is used by the hosts.

A key is provided for your stay.

🧘 HOUSE STYLE

We keep a calm, tidy home and find things run smoothly with a few simple courtesies:

• Shoes off indoors
• Quiet, relaxed evenings after 9:30pm
• Hot meals enjoyed in the dining room (keeps bedrooms fresh)
• Shared spaces left as you found them

💼 PRACTICALITIES

• Two‑week deposit + first week’s rent upfront (fully refundable at the end of your stay)
• Rent paid weekly in advance
• Reference or proof of employment - whichever is easiest

Stays of 3 or 4 nights are welcome:
• 4 nights: £130 per week
• 3 nights: £110 per week
