Seeking preferred ONE female lodger from April 2025 (now!).

Room 1 available to a professional in work, retired with income or a mature student.

Currently have one female lodger (50+) resident.

Large Edwardian period detached house with south facing back garden located in a premier Southsea street. The house is decorated to a good standard and with up to date facilities.

The property is a detached house, close to the seafront (5 min walk) in east/central Southsea. It has with plenty of space within.

Festing Grove is close to Southsea beach & Promenade. Great for joggers / walkers. Coffee Cup Café / Tenth Hole cafe (5mins walk). Eastney Tavern pub 3 mins walk. Amenities include a Coop Store, Chemist, Doctors Surgery and Dentist all within 15. Good bus routes into the City Center, Train Station or off Portsea Island from Highland Road (4 mins walk). Albert Road / Post Office (15 mins walk). Fratton rain Station 20mins mins walk and Palmerston Road (25 mins walk). Walking distances are approximate.

This is a shared home environment. Everyone is expected to be sociable and contribute towards a relaxed happy place, whilst enjoying their independent lives.

Finding the right person to share our house is just as important to me as the rent. Household is friendly and quiet. Kept clean and tidy. All bills are included in the Rent.

Bedroom 1 has a toilet and sink next to the room.

I am seeking only to have a maximum of two lodgers (Currently have one female lodger resident) as reduced number works best. Only Bedrooms 1. The other bedroom is used by guests and my family.

Bedrooms have double beds and have sunny, south facing aspects and are not overlooked.

There are multiple toilets and sinks in house, collectively all these are lightly used.

No couples or pets please. (We have a pet, he is a young Cocker Spaniel).

Lodgers have use of a shared bathroom with shower and bath. Double bedrooms include usual fitted furniture and double beds.

Included will be access to shared areas of Kitchen, Breakfast Room and Conservatory. The kitchen is modern, open plan with a breakfast room. All usual utilities available - washing machine, microwave and large fridge and freezer. Access to garden and Conservatory area via Kitchen. Some storage available, for a bike etc. Have external side passage for bikes etc and a secure Conservatory and rear garden.

Landlord has his use of his own en-suite bathroom and does not use same bathroom as the lodgers.

About the Landlord. Working life spent in aerospace, defence, and in the space industry, reaching director level. Keen yachtsman. Recently completed long sailing journeys to the Mediterranean and the Baltic Sea. Landlord has two adult daughters who have flown the the nest, but occasionally visit. (Why I'm only renting one room).

All bills and internet included. Residential street parking excluded - council fee is £10pm for 2nd Car.

Please note:

a) Landlord has 7 years years experience of male and female lodgers previously. Mostly to female.

b) Landlord is occasionally away travelling / sailing, Less likely in 2025.

c) Lodgers expected to keep their rooms clean. All bedrooms have small sliding bolt locks for privacy.

d) Shared areas jointly cleaned by all, including Landlord. Very light duty, mainly achieved by leaving things nice for the next person to use.

e) This is a lodging / licensee arrangement and not a multi-occupancy tenancy. Everyone helps to keep the household shared areas clean and tidy. Everyone is expected to live in harmony with everyone else and be sociable. Seeking only those who seek a quiet friendly social environment where we can all muck in together and have a happy home.

f) Landlord can provide references about himself from previous lodgers.
