Large Edwardian period detached house with south facing back garden located in a premier Southsea street. Very close to the seafront in east/central Southsea. Band E.

The house is decorated to a high standard and with up to date facilities.

Household is friendly and quiet with mature male & female residents. Kept clean and tidy. All bills are included in the Rent.

Area includes Southsea beach & Promenade. Great for joggers or paddle boarders. Coffee Cup Café / Tenth Hole cafe (4mins walk & 250 yds away). Eastney Tavern pub 3 mins walk.

Amenities are close by with Coop Store, Chemist, Doctors Surgery, Dentist and a good bus route into the City Center or off Portsea Island are on Highland Road - 4 mins walk. Albert Road is 15 mins walk. Fratton Train Station 20mins walk and Southsea Main Shopping area on Palmerston Road are 15 mins walk.

Three bedrooms available to professional or mature student lodgers. All bedrooms have double beds and have sunny, south facing aspects and which are not overlooked. Top bedroom has a between roof view of the sea.

Currently have two female lodgers (54 & 53).

Although all shared, multiple toilets and sinks in house creating an almost ensuite environment, certainly collectively all these are lightly used.

No couples or pets please. Those in work or an ability to demonstrate an appropriate income are preferred.

Lodgers have use of a shared bathroom with shower and bath. Double bedrooms include usual fitted furniture and double beds.

Included will be access to shared areas of Kitchen, Breakfast Room and Conservatory. The kitchen is modern, open plan with a breakfast room. All usual utilities available - washing machine, microwave and large fridge and freezer. Access to garden and Conservatory area via Kitchen.

Have external side passage for bikes and paddle boards which can also be stored in the Conservatory or in the secure garden.

Landlord has his own bathroom and bedroom area. Property is large detached house with plenty of space within and is very much a shared home environment. Everyone is expected to be sociable and to get along whilst enjoying independent lives.

About the Landlord. Working life spent in aerospace, defence, and in the space industry, reaching director level. Passionate yachtsman. Recently completed a five year journey to the Mediterranean and is now sailing in the Baltic Sea. Some months away, some home. Landlord has two adult daughters who have flown the the nest, but occasionally visit.

All bills and internet included. Residential street parking excluded - council fee is £10pm for 2nd Car.

Please note:

a) Landlord has several years experience of both male and female lodgers previously. Mostly female.

b) Landlord is occasionally away travelling / sailing,

c) Lodgers expected to keep their rooms clean. All bedrooms have sliding bolt locks for privacy.

d) Shared areas jointly cleaned by all, including Landlord. Very light duty, mainly achieved by leaving things nice for the next person to use.

e) This is a lodging / licensee arrangement and not a multi-occupancy tenancy. Everyone helps to keep the household shared areas clean and tidy. Everyone is expected to live in harmony with everyone else.

f) Landlord can provide references about himself from previous lodgers.
