Rural room in warm dry terraced house w/kids +dog

I'm looking for someone to join me on the tenancy. I am happy to pay all bills, but if preferred they could be apportioned and adjust the rent accordingly. My 2 young children and our little dog live with me, we are often out of the house until 5 but otherwise very much at home. Bedroom is small (the house is an old cottage), to rear of the house with sun in the morning.

The kitchen is also at the rear. It's newly fitted & with great storage. A downstairs bathroom - well-ventilated and warm with very hot water and powerful shower - is annexed to the kitchen.

One tough carpet throughout the house. Front garden: a bench for catching the sun and a line for drying clothes. We have wifi, but there is no phone signal on our street.

The neighbours are wonderful and always helpful. There is a pub in walking distance. Ware town is a 7 minute drive or 20 minute by bike on a safer back road or a one hour walk. Bus stop is near but infrequent and no service on Sundays. Taxi/Uber reasonable.

As preferred the bedroom can be partly furnished. We look forward to meeting you :)
